Not necessarily. It is nice to have pre-approval but usually if you will be borrowing part of the project costs, the financial institutions want to see you have a reasonable estimate of cost for what you will be building. We can help develop that with you, but we do not currently offer financing.

You do not need to have a lot at this point. If you have one or found one that is of interest, we can design around that. If you need a lot, we have local resources that will help you discover what is available that fits your desires.

Yes, we always need a soil report in this county. There are many different conditions that will affect how the foundation and structure are designed. This needs to be discovered before we do the home design.  We can assist in getting this done for you.

Yes, we will need a complete survey so we can locate the home and driveway on the lot as well as a TOPO which shows the slopes of the existing lot. These will be included in the final plans. We can assist you in getting these done if you do not already have them.

Generally you should expect planning to take 4-6 months. If you are in an HOA that needs to approve things, that part can take anywhere from 2-6 months depending on the review committee we are working with. The construction can take from 12 to 18 months depending on the complexity of your design and weather conditions. This brings the timing to somewhere around 24 months for a completely custom home. Don’t confuse this process with production builders that only let you customize a few select things.

You will have multiple meetings and phone calls with the builder and the architect in order to develop the plan that best suits you. As each level proceeds, you will start to see the final home plan evolve with your input. If you have questions we will be there all along the way to guide you if you need it.

While the easiest way is to have everything predetermined at the design phase, we realize that is hardly ever the way it happens. We will do our best to accommodate things as they progress.  Most changes will result in added charges but sometimes things do generate credits back to the owner. We try to be fair and equitable all throughout the process. We want this house to be very much yours in every way when you move in.

Yes, we use high energy efficient components throughout your home. We incorporate ICF (insulated concrete forms) systems in the foundation, high efficiency windows, we use closed cell spray foam for wall and ceiling insulation which not only gives better insulation but also does a better job at sealing the entire home. There are dozens of details that make your home easy to heat & cool as well as permanently reducing the energy bills.

Colorado has implemented a new code called “Colorado Wildfire Resiliency Code”.  It was adopted on June 1 2025 and is in effect for all homes permitted after July 1, 2026. It is 42 pages and it makes all new homes have a number of features that were never required previously. Unfortunately, yes, it will increase your costs. Fortunately, it will make your new house much safer for residents and it will be far more resistant to wildfires. There is talk, at the state level, that the next rules will force insurance companies to give homeowners some credits for these features.  We and our design team will ensure that these new regulations are followed and signed off through the inspection processes in place.
